MANAGER PROJECTS AND MAINTENANCE –  BHOPAL

Position/type/hiring   : Manager MEP Maintenance/ full-time/ immediate basis

Industry                     :  Shopping Mall Maintenance and renovation

Location                      : Bhopal (onsite), Full Time

Experience                 :   Minimum 10 years in the industry out of which at least 5 years of experience in    MEP Maintenance of large facilities.

Compensation           : ₹8-12 Lakh CTC per annum

Qualifications             :

• Bachelor’s degree in electrical/ mechanical engineering from a recognised institution.
• Strong understanding of MEP systems, plant room operations, and civil maintenance and automation.

Job Purpose:    

The Project and Maintenance Manager is responsible for overseeing renovation projects, managing the maintenance of MEP (Mechanical, Electrical, and Plumbing) systems, and ensuring the smooth operation of the shopping mall’s infrastructure. This role requires expertise in project coordination, MEP supervision, budget management, and leading a team for plant room and civil maintenance activities.                                

Job Responsibilities:

Project Coordination & Renovation Management

• Plan, schedule, and oversee renovation and refurbishment projects within the mall.
• Ensure timely completion of projects within budget constraints.
• Coordinate with contractors, vendors, and consultants to facilitate project execution.
• Ensure compliance with building codes, safety regulations, and mall operational requirements.

MEP Works Planning & Supervision

• Plan and supervise the execution of MEP (Mechanical, Electrical, and Plumbing) works.
• Ensure proper installation, maintenance, and upgrades of electrical, HVAC, and plumbing systems.
• Work with MEP consultants and contractors to meet quality and compliance standards.

Plant Room Maintenance

• Lead a team responsible for plant room operations and maintenance.
• Oversee maintenance activities for mechanical, electrical, plumbing, and HVAC systems.
• Ensure timely inspections, preventive maintenance, and troubleshooting of technical issues.
• Implement energy-efficient and cost-effective maintenance solutions.

Bills of Quantity (BOQ) Preparation & Cost Estimation

• Develop detailed Bills of Quantity (BOQ) for renovation and maintenance works.
• Estimate costs, materials, and labour for project execution.
• Review and validate contractor quotations based on market rates.

Budget Utilization & Cost Control

• Prepare and manage project and maintenance budgets effectively.
• Monitor expenditure and ensure optimal utilization of funds.
• Identify cost-saving opportunities while maintaining quality and safety standards.

Vendor & Stakeholder Coordination

• Work closely with mall management, tenants, contractors, and suppliers.
• Negotiate contracts and service agreements for maintenance and renovation projects.
• Ensure smooth communication between all stakeholders for operational efficiency.
